Foster City was built on engineered fill from the 1960s onward, which makes the housing the most uniform we cover. Level driveways, generous two-car openings and attached garages at grade are close to standard. The lagoon system puts most of the city within a few hundred feet of water, and the ground floor sits low against it.
Bottom seals and the lowest panel, more than anywhere else on our list. A level driveway that drains back toward the opening leaves standing water against the base of the door, and a perished seal lets it through. Insulated doors also pay back here, because the garage is attached and at grade and shares a wall with heated rooms.

A new bottom seal, and it's an inexpensive part. The rubber astragal along the base hardens and splits over years of sun, and once it stops touching the slab, a level driveway draining toward the opening pushes water straight under. Where the slab itself has settled unevenly, a threshold seal bonded to the concrete closes the gap the door can't.
Usually yes here, because the garages are attached at grade and share a wall with heated rooms. An insulated door changes the temperature of that space and the rooms next to it. On a detached garage at the end of a lot it buys very little, and we'll tell you that instead of selling you the upgrade.
