A door that has had three repairs in two years is telling you something. Once the panels are cracked, the sections are rusted through at the bottom, or the door has been off its track more than once, further repairs stop being good value.

A new door changes the weight the opener lifts, so we check the opener as part of the install and set the travel limits and the force to the finished door. An opener under about ten years old normally carries straight over. Past that, and especially where the old door was heavy, it is worth deciding at the same time. Yes. Springs are matched to the weight of the door they lift, and a new door is rarely the same weight as the one coming off. Reusing the old springs leaves the door out of balance, which is hard on the opener and on the door. New springs are part of the installed price.
Worth it when the garage is attached to the house, converted into a room, or sitting under a bedroom. That is most of Foster City and a lot of Daly City. On a detached garage that stores a car and a lawnmower, insulation buys you very little, and we will say so.
